Painting Labour Costs in Kenya

How painting labour is priced in Kenya (by the day, by area or as a lump sum) and what a labour quotation may need to cover beyond a painter's wage.

Labour is often the part of a painting budget that homeowners find hardest to judge. A painter may quote a day rate, a rate per square metre or one price for the whole job, and each of these can cover very different things.

This guide explains how painting labour is commonly priced, why a painter's wage is not the same as a labour quotation, and what to ask so you know what a labour figure actually covers.

Three common ways painting labour is priced

By the day (man-days)

A daily rate per painter, multiplied by the number of working days. Two painters working five days is ten man-days. Day rates are simple to understand, but the total depends entirely on how many days the job really takes, and that depends on the wall area, the preparation and the number of coats.

By measured area

A rate per square metre, multiplied by the area painted. It scales with the size of the job, but only means something when the area basis, the coats and the preparation are stated. Painting Cost per Square Metre in Kenya explains how to read and compare these rates.

By the project (lump sum)

One price for the agreed scope. It is the easiest to budget for and puts the risk of slow progress on the contractor, as long as the scope is written down clearly.

A painter’s wage is not a labour quotation

What a painter is paid for a day's work and what a contractor charges you for labour are different figures. A labour or project price may need to account for:

  • the painters themselves, and any helpers;
  • preparation time: cleaning, filling, sanding and skimming;
  • supervision and quality checks;
  • tools and equipment, from rollers and brushes to ladders and scaffolding;
  • transport and logistics, where applicable;
  • administration and business overheads;
  • callbacks and any warranty obligations;
  • business margin.

Not every contractor includes every item, and some items will not apply to a small job. That is why two labour quotations for the same house can differ, and why it is worth asking what each one covers before you compare them.

Statutory minimum wages: context, not a price

Kenya sets statutory minimum wages by occupation and area. They are useful context for what employing someone costs, but they are not painting prices.

  1. Is the figure labour only, or are materials included?
  2. How is it priced: per day, per square metre or as a lump sum?
  3. How many people will work, and for roughly how long?
  4. What preparation is included in the labour?
  5. Are supervision, tools, scaffolding and transport included?
  6. What happens if extra work is found once the job starts?
  7. Is there any follow-up or warranty on the work?

Frequently asked questions

Does a labour quotation include the paint?

Not always. Some painters quote labour only and expect you to buy the materials; others supply and apply. Ask, and get it in writing.

Why isn't a day rate enough to compare two painters?

Because the total also depends on how many people work and for how many days. A lower day rate over more days can cost more than a higher rate over fewer.

Why might two labour quotes for the same house be very different?

They may assume different preparation, numbers of coats, crew sizes or timescales, or include different items such as supervision, tools, transport and margin.
